Apex Realty isn't a franchise. We're a three-agent, owner-operated brokerage based in Jacksonville, serving buyers, sellers, and investors across ten Central Illinois counties. Every transaction is handled by a licensed Apex agent from the first conversation through closing day — no call centers, no callback queues, no referral handoffs to people who've never seen the property.

Which agent should I work with?+

Whichever you connect with. All three Apex agents represent buyers and sellers across the full ten-county footprint. If you have a specific need that maps to one agent's specialty — construction-trained property inspections (Dominic), financial analysis and investment property (Dagmar), first-time buying or west-county properties (Logan) — that's a natural fit. Otherwise, call any of us. We'll talk through your situation and confirm fit on the first call.

Do you charge more because you're a small team?+

No. Our commission structure is competitive with the local market. What we don't do is layer in franchise fees, regional brand marketing assessments, or "transaction coordinator" surcharges. Independent brokerage means lower overhead, which means we can spend our time on your transaction instead of feeding a corporate budget.

What happens if my agent is unavailable?+

For routine showings, paperwork, or quick questions, the other two Apex agents can step in — they know each other's clients and stay current on active transactions through weekly team check-ins. For major decisions, we always loop you back to your primary agent the same day. Nobody's transaction sits waiting because someone's at lunch.

Do I have to commit to working with Apex before talking to an agent?+

No. The first conversation is free, no-obligation, and aimed at making sure we're the right fit before either of us commits. For buyers, you sign a buyer-broker agreement before we tour properties — that's required by Illinois licensing rules as of 2024. For sellers, the listing agreement gets signed when you're ready to list, not before.

Can I switch agents mid-transaction if it's not working?+

Within Apex, yes — we'd rather hand you to another team member who's a better fit than lose you to another brokerage. Outside Apex, that depends on the agreement you signed and your timing. We don't lock people into bad fits. If something isn't working, tell us, and we'll figure out the right path.

Does Apex represent both sides of a transaction?+

It happens — Illinois law allows dual agency with written disclosure and consent from both parties. In a market this size, you'll occasionally have an Apex-listed property attracting an Apex-represented buyer. When that happens, we disclose it in writing, explain how it affects representation, and offer to refer either party to outside counsel. We don't pursue dual agency for the dual commission — we pursue it only when it's genuinely the best outcome for both sides.

How do I reach Apex outside business hours?+

Call or text your agent's direct cell. We don't promise 24/7 instant response — none of us run call centers — but if you reach out evenings or weekends with something time-sensitive, you'll typically hear back within a few hours, not the next business day. For non-urgent matters, expect a same-business-day response.
