Financial discipline. Bilingual fluency. Boutique service.
Dagmar Schroetter grew up bilingual. The daughter of German immigrants, she was raised speaking Deutsch at home — first in Winchester, then in Jacksonville — before she could read a balance sheet. By the time she graduated Jacksonville High School and went on to study at the University of Illinois and Illinois College, she'd already learned the discipline of two languages, two ways of thinking, and the kind of carefulness that comes from translating one number system into another.
That carefulness became a career. With a Bachelor of Arts in Business and Accounting and an Illinois Certified Public Accountant license, Dagmar spent thirty-five years in corporate accounting, business consulting, and personal tax preparation. She's audited books, untangled multi-entity returns, advised closely-held businesses on cash flow, and walked retirees through the math of selling a paid-off house and downsizing into something smaller.
In March 2025, she joined what was then Casey Realty Team (now Apex Realty) as a licensed Realtor. The combination is unusual on purpose. Most real estate agents will hand you a comparative market analysis with a single number on it. Dagmar will hand you a CMA, a five-year resale projection, a mortgage amortization comparison across three lenders, and a property-tax outlook for the parcel you're considering — then sit with you while you decide.
She works with families navigating mortgages they don't fully understand. She works with investors evaluating duplexes and small multi-family in Jacksonville and Springfield. She works with German-speaking clients relocating to Central Illinois who want an agent who can explain U.S. closing costs in their first language. And she works at the pace boutique service demands — small caseload, full attention, every transaction.

Thirty-five years as a CPA means Dagmar reads loan estimates, escrow projections, and amortization tables the way most people read a menu. She'll run the math three ways before you sign a thing.
A pricing strategy is only as good as the comps it's built on. Dagmar builds CMAs the way an accountant builds a financial model — with sourced data, defended assumptions, and a sensitivity range you can actually use to negotiate.
Cap rates, cash-on-cash returns, depreciation schedules, 1031 strategy — Dagmar speaks the language of small-investor real estate. From a first duplex to a portfolio of rentals, she models the numbers before the offer.
Raised in a German-speaking household, Dagmar represents German-fluent clients relocating to Central Illinois or returning from abroad. Contracts, closing costs, escrow — explained in either language, whichever is easier.

A licensed CPA who treats your purchase like the financial decision it actually is — and a bilingual advisor who can have the same conversation in two languages. In English oder auf Deutsch.
