How is my listing price determined?+

We pull closed sales from your block (or the nearest comparable streets) over the last six months — not Zillow estimates, not active listings, not asking prices. Then we factor in condition, lot, age, and what's actively competing against you. The result is a strategic ask, not a guess. We'll walk you through the comps in person.

What does Apex's listing fee structure look like?+

We confirm in writing before any photos are taken. The total real estate commission in Central Illinois is typically 5-6% of the sale price, split between the listing side (Apex) and the buyer's agent. We don't charge marketing fees, photography fees, sign fees, or any other line items at closing.

How long do listings typically take to sell?+

It depends on price band, condition, and location, but a well-priced Central Illinois home in good condition typically goes under contract within 30-60 days. If we hit 30 days without serious offers, we'll review pricing, photos, and marketing with you — before another month goes by.

What's included in your marketing?+

Yes — if you have a reason. Some sellers prefer off-market for privacy or to avoid disruption while occupied. We'll work our buyer database and broker network discreetly. Off-market typically yields a slightly lower price because you lose competitive bidding — we'll be honest about that tradeoff.
