Data source. Active MLS listings from the RMLS Alliance feed via IDX Broker, pulled into the Apex cache on a daily schedule. The figures shown are current active inventory only — not sold/closed transactions or historical data.
What "median list" means. The middle price of all active listings in the segment (residential / commercial / farm) or county. Median is less skewed by outliers than average — a single $5M ranch listing won't drag the number up like it would with an average.
What's not included. Days on market, recently-closed transactions, year-over-year price changes, and price-per-square-foot. For a deeper read on any specific property type or county, contact an Apex broker — we'll pull a full CMA from the closed-sales data.
The MLS active feed is one slice. For days-on-market trends, sold prices, school-district premiums, and the off-market activity that never shows up here — an Apex broker can pull you a CMA in a day.
