The ten most expensive homes on the market run from $925,000 to $1,599,900 — and what came back says more about this market than any median-price chart could. Only 5 homes are listed above $1 million across all ten counties, every one of the top ten sits in Sangamon County, and the single most expensive listing in the region isn’t a house at all.

What this list actually tells you

The luxury tier here is a Springfield story. All ten of the priciest homes in a ten-county footprint sit in Sangamon County — Springfield itself plus the ring of Chatham, Sherman, New Berlin, and Pleasant Plains. Not one is in Jacksonville, Petersburg, or Carlinville. That isn’t a knock on those towns — it reflects where the region’s highest incomes are concentrated.

Above about $900,000, you stop buying houses and start buying land. The $1.6M leader is really 14 acres. A three-bedroom on Wesley Chapel Road asks $995,000 because it comes with 14.44 acres. The most expensive listing in the region is 663 acres of farm ground. Square footage is not what sets the ceiling in Central Illinois — acreage is.

Old space is cheap; new space is expensive. The largest home on this list — 6,568 square feet, built in 1920 — is also the cheapest per square foot at roughly $141. A fully finished 2012 build on Springfield’s Reserve Boulevard runs about $322 a foot. That is more than a 2× spread inside one market, and it is the single most useful thing on this page if you are deciding what to buy.

The high end is thin. 5 homes above $1 million across ten counties is a very small pool. If you are selling in this tier, your buyer may take a while to arrive. If you are buying, you have far more leverage than the headline prices suggest.

As of August 31, 2026, the highest-priced single-family home on the market across our ten-county area is 6249 Old Salem Lane in Springfield, listed at $1,599,900. The highest-priced listing of any kind is a 663-acre farm in Cantrall at $7,500,000 — but that is a land transaction with a house on it, not a luxury home.

Why are almost all the expensive homes in Sangamon County?+

Because that is where the buyers with those budgets work. 10 of the top ten sit in Sangamon County — Springfield and its ring of Chatham, Sherman, New Berlin, and Pleasant Plains. State government, the medical systems, and the legal community concentrate high incomes in the Springfield metro, and the luxury inventory follows. Jacksonville, Petersburg, Carlinville and the rest of the region have excellent homes, but the seven-figure tier is overwhelmingly a Springfield-area phenomenon.

What does $1 million buy in Central Illinois?+

Considerably more than it does almost anywhere else. At the million-dollar mark here you are typically looking at 3,000–6,000 finished square feet, four to six bedrooms, and often several acres. The median in this top ten works out to roughly $258 per square foot. In Chicago’s North Shore or St. Louis’s inner suburbs, the same money buys a fraction of the space and none of the land.

Is Central Illinois luxury real estate a good investment?+

The high end of this market is thin — only 5 homes are listed above $1 million across ten counties at the moment. Thin markets cut both ways: there is little competition when you buy, but the buyer pool is equally small when you sell, and days-on-market above $700,000 runs far longer than the $150K–$275K band where most local activity happens. Plan on a longer holding period and talk to an agent about comparable sales before you assume appreciation.

Why is the biggest house on the list also the cheapest per square foot?+

It is a genuine pattern, not a fluke. The 6,568-square-foot home on Williams Boulevard was built in 1920 and prices around $141 a square foot, while a fully finished 2012 build on Reserve Boulevard prices near $322 a square foot. Buyers at this level are paying for newer construction, current finishes, and school district — not raw space. Historic square footage in Central Illinois is some of the best value in the state.
