Strong starting point — same MLS data and closed-comp model the buyer's appraiser will use. But it can't see the renovated kitchen, the wet basement, or the new roof. That's why the broker walk-through exists: to adjust the estimate for what your home actually has, not what tax records describe.

Is the follow-up really free, even if I don't list with Apex?+

Yes. No credit card, no listing agreement. We run hundreds of free CMAs a year that never become listings — some sellers were just curious, some were testing the market, some weren't ready. We're fine with all of it. We'd rather earn your business when you're actually ready to sell.

How is this different from a Zillow Zestimate?+
