About Virginia

The county seat. Apex's neighborhood.

Virginia is the county seat of Cass County, in central Cass County along US-67. Roughly ~1,500 residents, anchored by Cass County Courthouse, A-C Central CUSD #262.

Apex Realty is headquartered in downtown Jacksonville at 1515 W. Walnut, Suite #4 — but every Apex agent works the full Cass County market and the surrounding service area. We know which Virginia streets turn over fastest, which corners of the market reward patience, and which deals never reach the MLS at all. The kind of local intelligence you can't get from a Zillow algorithm.

Whether you're relocating for Jacksonville (25 mi, 30 min), looking for a starter home, downsizing into a ranch, or buying acreage just outside town — we work every street in Virginia and every rural pocket within reach.

Schools in Virginia

Virginia, Illinois schools — A-C Central CUSD #262 and what it means for your home search.

Schools shape every Virginia home search — what's in-boundary, what attendance line you're on the wrong side of, which streets feed which building. Here's the local read.

A-C Central CUSD #262 is the consolidated district serving Ashland, Chandlerville, and the surrounding central-Cass County attendance area (including the county seat of Virginia). The "A-C" name comes from Ashland and Chandlerville — the towns that merged into the consolidated district. About 600 students K–12 across multiple buildings split between the anchor towns.

A-C Central Elementary serves K–5 in Ashland, A-C Central Middle School takes 6–8 in Chandlerville, and A-C Central High School (the Cardinals) handles 9–12 in Ashland. The Cardinals compete in the WIVC. Bus routes connect Virginia, Ashland, and Chandlerville on a daily basis; Virginia-zone kids have a longer commute to Ashland than Ashland-resident kids but the district has held this structure stably for decades.

No private K–12 in Virginia. The Jacksonville Catholic schools (~25 mi west) are the closest parochial alternative. Virginia's status as Cass County seat doesn't translate into having a separate Virginia-only school district — the consolidation included Virginia from the start.

What buyers actually need to know.

Virginia is in A-C Central territory but the bus commute to Ashland for elementary and high school is real (~12 min). If your family values a shorter commute, an Ashland address may suit better than a Virginia address — same district, different bus length.

Around Virginia

One small town, every street.

Virginia is small enough that "neighborhood" usually means a few blocks of pre-war homes near downtown, the streets along central Cass County along US-67, and the rural acreage just outside town. We work every part of it. Tap the map below for live listings, or talk to an Apex agent for the off-MLS situations.

Virginia Market

What's actually happening right now.

Virginia's residential market has been one of the steadier in the Cass County area — anchored by Cass County Courthouse and shaped by commuter demand from Jacksonville. Days-on-market for well-priced homes typically lands in the two-to-four-week window.

The $75K–$140K band moves fastest

That's where Virginia's first-time buyers, relocations, and downsizers compete. Move-in-ready homes in that range often see multiple offers in the first weekend. Above the top of the band, days-on-market climbs sharply. Below the bottom of the band usually signals deferred maintenance — worth a structural look before writing.

For sellers, this means strategic pricing matters more than aggressive listing. We've seen Virginia homes priced 5% above market sit for 90+ days while identical homes priced at fair market close in two weeks. For buyers, this means preparation matters: pre-approval letter in hand, agent on speed-dial, and a willingness to write within 48 hours of a tour are what separate winning offers from also-rans.

Off-market inventory is real here

In a community this size, many of the best transactions never list publicly. Apex agents hear about properties through neighbors, contractors, estate attorneys, and twelve years of past clients. If you're a serious buyer with clear criteria, tell us — we'll work the network alongside the MLS.
